Facilities and Safety Manager



To manage the day to day operational issues affecting Facilities including; maintaining cost control, improving service and planning space utilisation. Also to act as the UK Competent Person with responsibility for Health and Safety.

Responsibilities

Controlling the spend for the Strategic Park property / site to ensure that it is under budget and that value for money is achieved.

Controlling the annual preventative maintenance contract ensuring the contractor is held accountable and that service levels and cost control are continually improved. Includes periodic review of the contractor and possible re-negotiation or overseeing re-tendering as required.

Working with service partners such as Catering, Cleaning, Security, Insurers and Lease companies to obtain best value for money.

Fulfill legal and contractual obligations such as complying with environmental, planning and electrical regulations.

Working with the organisation to understand space requirements and predict / anticipate future needs. Includes evaluating options and making proposals as required.

Responsible for general safety of the site / facilities activities and safety systems of UK.
Ad-hoc liaison with the Landlord’s office, Fire Authority, Local Borough planning authority, property agents and Insurance inspectors.

Working with Managers regarding various facility issues such as housekeeping, electrical shut downs, office moves and relocations, space utilisation etc

Managing building projects such as small redecoration works through to potentially having new mezzanine floors built.

Managing the day to day activities of the Site Assistant

Skills Required

Must have excellent interpersonal skills – specifically the ability to gain agreement and support from a variety of people including Managers, Maintenance contractors, Regulatory officials and people for whom Facilities issues will be of less priority.

Must have at least 5 years recent experience in a Facilities / Property management type role, of which at least 1 year must be in a supervisory or Management capacity.
Must have an understanding of the Health and Safety at work act as well as planning regulations, CDM regulations and Fire Certification law.
Must have previous experience of planning and executing office moves and relocations.

Must have a NEBOSH national General Certificate in occupational safety and health.

Skills Desired

Experience of working in a High-Tech facility with exposure to ESD and Electrical / power issues.

Experience of working to ensure efficiency of Air Conditioning plant

Interest in environmental issues

Good verbal and written communication skills
