Project Director


Candidate Profile
This role is suited to an individual driven by high standards and who has a proven record in delivering projects in excess of £20m., and proven, effective leadership skills. In addition, the candidate will be able to show understanding and capability of resolving complex issues, proactively managing risk and have excellent negotiating skills. The successful candidate will be an accomplished presenter who has experience of creating, developing and leading skilled teams who win business and are delivery and client motivated. The candidate must be able to put the company objectives before the individual project needs. They will have the skills to manage relationships without direct involvement of a Divisional Construction or Managing Director.

The candidate’s background should include all or most of the following experience:
- Successfully led the bid team and conversion to Contract on several £25m projects.
- Successful and profitable delivery of several £25m plus complex projects,
- Experience in all forms of contract including Design and Build.
- Relationships with clients/consultants and suppliers which will raise the profile of New Build and lead to new opportunities and work wins.
- Proven skill in providing clarity of direction and focus for a number of teams/projects at any one time including the development of staff.

Job Purpose

To be responsible and accountable for working with Sales & Marketing to win work supporting a £25 -£50m order book for a group of projects in New Build;

To be responsible and accountable for providing project direction to ensure the successful, profitable, cost efficient, safe, timely and specified quality delivery of a variable number of projects at any time, enabling and providing as necessary, effective risk management and problem resolution;

To provide personal input to client, professional and supplier relationships for assigned projects, to ensure customers satisfaction with the product and delivery.

To deliver and coach adequate resources together with the Construction Director for the assigned projects, ensuring appropriate levels of skill, especially for design and engineering, facilitating skills transfer with the SCMs/PMs to develop their recruitment, selection and resourcing knowledge.

To ensure that the Division’s objectives are understood and achieved above an individual project’s needs.

To carry out their duties without the direct involvement of the Divisional Construction or Managing Director.










Key Deliverables

Winning Work:
 Working closely with Marketing, identify and develop long-term relationships to grow the business, profitably, planning and delivering a strategy to grow value and diversity;
 Select, with the Construction and Financial Director, appropriate skills to prepare and lead proposals and presentations to win projects;
 Ensure that bid teams are fully briefed and also debriefed, sharing learning and feedback with the team and Divisional Board.
 Ensure that the bid quantity is to company standards.
 Lead the team internally and externally.

Effective Resourcing:
 Plan skill requirements for assigned projects with the Construction Director, managing and personally working with the SCM/PM to select employees within budget and headcount (permanent and where necessary, agency or freelance), adhering to company recruitment and selection processes and agency preferred suppliers;
 Proactively transfer resourcing skills to SCMs and PMs.
 Together with the Construction Director, interview and recruit quality staff to meet the overall business needs.

Project Set-up and Close-out:
 Direct timely, quality and cost efficient set up for all projects, ensuring that meeting and reporting documentation and schedules are implemented for the outset and that you provide clear direction to the contract and the context of the project deliverables;
 Provide effective direction to deliver profit and quality through proactive intervention at setup and closeout; This includes the site establishment being to company standards and within the agreed budget
 Implement effective process and management for complex new build construction issues, providing personal input and skilled support from other colleagues and experts as required;
 Ensure set-up is linked to close-out in terms of establishing quality processes, problem resolution and snagging;
 Provide personal support and direction to ensure timely and efficient close-out.

Best Practice Health & Safety:
 Proactively monitor project health & safety processes and behaviors, ensuring compliance with the Safety Management System and personally attending any serious incidents;
 Represent assigned projects at New Build H&S meetings;
 Promote H&S education to trade suppliers on all projects under your direction, monitoring with the Academy attendance of our own employees at H&S training.

Project Reporting:
 Provide accurate and timely reports and overviews of projects under your control to the CD, FD and DMD;
 Manage and take an active part in the monthly divisional project reporting process ensuring the DMD has reliable and accurate information on which to base his Board Report. Through the monthly reporting process and other feedback, identify and address potential problem areas.
 Carry out a monthly Project Review in line with the agreed format and procedure ensuring that actions are recorded and closed out in the specified people management:
 Manage project construction teams in line with the values and culture of InteriorExterior;
 Provide effective Personal Feedback to project teams and individuals on a regular basis; in line with the issued procedure.
 Act promptly and positively to address performance or behaviour issues when they arise, utilizing the support of HR;
 Provide input to individual’s PDPs on your project teams, working with the Construction Director and DMD to ensure development of individuals and management of skills.
 Listen to and empathise with Client team views to the benefit of the InteriorExterior above the project specific.

Project Delivery:
 Ensure that the projects safely deliver the specified quality of product on or ahead of programme whilst working to the agreed budgets.
 Hold monthly project reviews to check the systems and relationships are in good order.

Personal attributes

 Display a willingness and want to take on additional duties to improve the business. This may include holding workshops and forums to improve the knowledge of staff and client teams.
 Evidence of strong interpersonal and people management skills are essential
