JON-SCS0810 - Senior Contract Surveyor
Our client, is one of the leading names in community regeneration and affordable housing for London and the South East. They are currently looking to recruit a Senior Contract Surveyor to their team to start immediately.
MAIN PURPOSE:- To maintain financial control of the contracts allocated to the jobholder, reporting monthly against budget, ensuring subcontractors are paid at the appropriate times through the Managing Surveyor. Prepares and submits valuations on a regular basis to ensure that Higgins Construction receive full payment for all works. Project values could be up to £10m, more that one contract for lesser values.
MAIN DUTIES/RESPONSIBILITIES: - * Liaises with the Estimating Department to receive full contract documentation * Generally ensures that all matters in relation to the tender are understood, including contract terms and condition and payment terms * Prepares nominated/named subcontract documentation * Measures subcontractors work where appropriate, maintaining proper records, marked-up drawings etc. and completes payment certificates in accordance with the pre-agreed payment terms, liaising with Site Agent and Contracts Manager in respect of quality of work, dayworks etc. * Ensure necessary insurance/tax certificates/VAT information and subcontracts are returned prior to first payment * Prepares and agrees subcontract final accounts * Releases retentions * Fully monitors all costs for the project including preliminaries, subcontract and materials *Manager and ensure that sites are fully aware of preliminary allocations * Liaises with Accounts Department in respect of cost accruals * Prepare monthly cost value reconciliations (VC1) making provision for costs anticipated to completion * Discusses with Managing Surveyor the extent of provisions within the VC1 * Liaises with the Buying Department / Plant Manager and Contracts Manager / Site Manager in respect of materials and plant costs * Ensures that expenditure beyond the budget is not committed without the consent of the Contracts Manager / Managing Surveyor. * Reports current costs situation at monthly contract meeting including identifying any areas of concern * Prepares cash flow / turnover projections and updates as necessary * Prepares final VC1 when value and all costs are known * On a monthly basis (or otherwise as agreed) prepare applications for payment in liaison with the clients representative to include a projected final account figure * As the project progresses, values and agrees payment in respect of variations. * On completion, prepares and agrees draft final account for final approval of the Surveying Director * Monitors any non-receipt of payments from the client * Ensures that Contracts Management and, as applicable, the Site Agent are kept informed of the financial position in respect of both cost and value * Provides financial service in respect of management decisions throughout the project * Prepare with the Contracts Manager contractual claims where appropriate, liaising closely with the Managing Surveyor. Agree a clear division of responsibilities with the contracts manager in respect of correspondence and records to support contractual claims * Attend regular internal / external project meetings * Attend regular subcontractor meetings * Perform any other duty associated with the role of an Assistant Surveyor * Develop a harmonious relationship with the Contracts Management to ensure maximum communication and co-operation
MUST HAVE:- * Professional building qualifications * Working towards membership or is a member of CIOB * Training in JCT Forms of Contract and recent updates
DESIRABLE:- * Experience as a Contract Surveyor / Assistant Surveyor
